Key factors: daily traffic count on the access road (10,000+ vehicles\/day is typically the minimum viable threshold for an urban station), turning movement \u2014 how easily can vehicles enter and exit in both directions? Competitive landscape \u2014 how many stations are within 1km, and what are their volumes? Zoning \u2014 is the site zoned for fuel retail? Environmental status \u2014 has the site had previous industrial or fuel use?
